Hard Floor Cleaning, Sealing & Maintenance 


Hard floors are a popular choice in certain high traffic, wet areas, or rooms where footprints and spillages are likely to occur. 
 It can take less than a year for a newly laid hard floor to look tired and dirty, even with regular mopping. Reasons for this can be that the tile is porous , grout lines (even if sealed) can become very discoloured, or a multi-purpose cleaning agent or detergent is adding layers of residue to the floor surface.

Agitation

 Depending on the hard floor type, a degreaser, stone and grout cleaner, or concentrated cleaner with maintainer will be used. These professional products will break down grease, dirt and stains all the way into grout lines. A heavy duty and high speed rotary machine will then be used with either a hard brush or circular scouring pad to agitate the cleaning solution and bring out all of the built up grime.

The slurry which results from the agitation is fully removed using a powerful wet vac
 The clean floor can now be buffed with a liquid maintainer, which can leave it with a natural or shiny polished finish. 

Strip and Re - Seal of stone floors





When a stone floor is freshly laid it will be sealed and sometimes polished with a very durable liquid, which will dry to a very tough and attractive finish. However, after years of foot traffic, spills and general wear and tear, this finish will appear dull, dirty and scratched.


This is more of a renovation process, and uses a chemical stripper to take off the original polish and sealer so we are back to the natural stone. Once all the stripper and polish residue is removed with a wet vac, and the floor has dried, it is time to apply the sealant which will absorb into the tile and grout. This can be applied in multiple coats and is left to dry between applications. A finish or polish can then be applied to ensure an extremely durable surface, and can be modified to the matt finish or polished sheen you require. Again, this can be more than one coat or application.




The result is a floor which is as good as the day it was laid,

and it will last for a number of years to come.

 A clean and maintenance programme is recommended to keep

the floor looking it's best.
